These programs have one goal, and it is to substantially reduce wireless carrier and tower company operations expense.
Black Dot has, and continues to, work on behalf of companies like AT&T, Verizon, Sprint, T-Mobile, and Sprint, with their primary focus these days being on behalf of AT&T.
Black Dot primarily contacts property owners for the following:
Lease Extension Requests: Black Dot will contact property owners who have leases with wireless carriers, and those leases have five (5) years or less remaining on the current lease term.
Rent Reduction Requests: Black Dot will contact a property owner and request that they drastically reduce current rents being paid under the current cell site lease agreement. Black Dot will often make the property owner aware that if such request is not granted, the current lease will be terminated in the foreseeable future.
Lease Term Modification: Black Dot is now in the business of requesting non-monetary revisions to the a property owner’s current lease, including, but not being limited to, the right to increase the leased area in the future, restrictions on a property to be able the sell the lease or the property where the tower resides, or, in some cases, limiting the property owner from collecting certain expenses associated with the tower being on his/her property.
